Frequently Asked Questions
Who I build for
Yes. This is the work I want most. A contractor site has to win local searches like "HVAC Orcutt" or "general contractor Santa Maria", so I build service pages, service-area pages, a photo gallery of your jobs, your license and insurance details, and a quote request form that reaches me and you by email. Your phone number is one tap on mobile.
Yes. Professional firms need a site that reads as credible in the first five seconds: clear practice or service pages, attorney or preparer bios, a consultation request form, and clean legal pages. I write the pages to match how your clients search, and I keep client-confidential details off the site. See my work for law, insurance and accounting firms.
Yes. Tell me who your guests are and I will build a site that feels like your place, with hours that stay current, an events calendar, menus, and either an inquiry form or a booking tool you already use. I have built a bilingual event venue site and can integrate tools like Tock, Commerce7 or Calendly.
Yes. I can build a simple booking calendar, or connect a tool you already like (Calendly, HoneyBook, Tock and similar). If you already pay for one, I will use it rather than make you switch.
I am a good fit if you are a working business that wants a site that brings in calls and is kept up for you. I am probably not the right choice if you want the lowest possible price, you need a custom web app, or you want to manage every page yourself in a drag-and-drop tool. If that is you, I will say so on the review call rather than take your money.
Plans and pricing
If you need one credible page and a call button, start with the One-Page Site: $750 one time, then $25 a month. If you need service pages, local search foundations and unlimited edits, choose the Full Site at $175 a month. You can move from One-Page to Full Site at any time. See both plans.
The One-Page Site is a single, well-built page with your services, service area and contact details: $750 one time, then $25 a month, month-to-month. The $25 covers managed hosting and deployment, SSL and a global CDN, monitoring, and technical maintenance. You can update the page yourself with the simple editor I set up for you. If you would rather I make a change, it is $50 per request, quoted before I start. One request means one emailed request of up to about 30 minutes, like changing your hours, swapping photos or updating a price. Anything larger, I quote in advance.
You can cancel anytime. The $25 a month is month-to-month with no long-term commitment. When it ends, the page goes offline. You keep your domain name and any content you provided (photos, copy, logos). The $750 build fee is a one-time cost and is not refundable once development starts.
I offer two plans. The One-Page Site is $750 one time, then $25 a month, month-to-month. The Full Site is $175 a month with $0 down and a 12-month initial commitment. Both are hand-coded and include hosting, SSL and monitoring. Shopify stores are priced separately. See full pricing.
Local search foundations are built into every site: clean page structure, fast load times, business details search engines can read, and pages written for your cities and services. Technical maintenance is part of keeping the site running. Rankings and leads are not guaranteed, and an ongoing SEO campaign (new content, link building, reporting) is a separate service. See how local SEO works.
Billing and payment
Monthly subscriptions are charged to your card on file through Stripe on the same date each month, with no invoice to chase. The One-Page Site's $750 one-time build fee is paid by ACH bank transfer to keep fees low, or by check, PayPal or Venmo. If a card fails, it is usually an expired card. I will reach out and we will sort it out.
Yes. Your site runs on a global CDN with SSL and automatic deployments from a private GitHub repository. There is no separate hosting bill.
Once I move into active development, refunds are not available because that time cannot be recovered. I do not move forward until you have signed off on the design direction.
Cancellation and ownership
I believe in being straightforward so there are no surprises. The Full Site starts with a 12-month initial commitment, which is what makes $0 down possible. If you cancel early, the remaining monthly payments in that first 12 months are due. After the first 12 months it is month-to-month.
Example: Cancel at month 4 with 8 months left → 8 × $175 = $1,400 remaining balance. Cancel at month 10 with 2 months left → 2 × $175 = $350 remaining balance.
The website and related services are taken offline once the subscription ends. Life happens, and I am always open to a conversation. When a subscription ends, the website and related services are taken offline. You always keep your domain name and any content you provided (photos, copy, logos). The website files are not included on either plan. Here is why.
Your site is built, hosted and maintained as a managed service, so the code is part of that service rather than something I hand over. What is always yours: your domain name, your business content, your photos, your logo and your branding. If you ever leave, you can take all of that to any other designer or builder. I would rather say this plainly before you sign than have it be a surprise later.
Always. I will never hold your domain hostage. If I registered it for you, I transfer it the moment you ask. The same goes for any content, photos or copy you provided.
Pages, edits and timeline
The One-Page Site is one page. The Full Site includes every page your business needs: service pages, service-area pages, about, contact, blog and more. These are complete websites, not five-page templates. Your $175 a month covers the whole site with no per-page fees.
After you sign up, email me what you need. It keeps a written record, and I reply within 1 to 2 business days. Before you sign up, phone and text are fine. On the Full Site, changes are included under the fair use rule below. On the One-Page Site, changes I make are $50 per request, quoted before I start, or you can make them yourself.
Unlimited edits means updating existing content and adding pages that use the existing design: text, photos, hours, services and prices. Changing a phone number is an edit. Adding a new service page in your existing design is included. A redesign, a new feature, an integration or custom functionality, or an entirely new service category with its own structure, is quoted separately.
Yes. Every site includes a simple editor (Keystatic). You log in, change text or photos, and publish. I show you how in a short recorded walkthrough. You can also just email me and I will do it on the Full Site, or for $50 a request on the One-Page Site.
The editor limits what you can change, so layout and design stay protected. If a self-edit goes wrong anyway, fixing it is included under fair use on the Full Site and billed at $50 per request on the One-Page Site.
Most Full Sites launch within 1 to 2 weeks from the time I have what I need from you: your logo, photos, copy for each page and any design preferences. The biggest factor is how quickly content comes back to me.
No. Every site is hand-coded with Astro and React. That means your site loads fast, there are no plugins to patch, and it looks like your business instead of a template with your name on it. You still get a simple editor to update your own text and photos.
Every client site is backed up in a private GitHub repository, so your code is never trapped on one machine. You keep full access to your domain, and I keep documentation for each project so another developer can pick it up where I left off.
Ecommerce and Shopify
No. A store with products, variants, checkout, shipping, taxes and payments is a bigger project than a business website, so Shopify builds are priced separately, starting at $2,500. See the Shopify options.
Horizon ($2,500+) uses Shopify's Horizon theme customized to your brand. It is the fastest turnaround, and you can manage it yourself after launch.
Custom Liquid ($5,000+) is a bespoke theme built from scratch.
Headless ($10,000+) is an Astro or Next.js storefront powered by Shopify's commerce backend, for the fastest possible store with complete design freedom.

Website, social media and builders
Yes. Social platforms control your reach. They can change the algorithm or close your account without warning. Your website is the one online presence on your own domain, it is what shows up when someone searches Google for your service, and it lets people call or request a quote directly.
You can, and some businesses start there. Those cost about $19 to $29 a month on annual billing, and you build and maintain the site yourself. Here I build it, host it, and keep it fast and updated. The One-Page Site is $750 once, then $25 a month. I build every site by hand, and I make the edits when you want them made, so you do not become your own IT department.
Local and bilingual
Sí. Hablo español con fluidez y puedo construir tu sitio en español, o bilingüe si tu negocio sirve a clientes en ambos idiomas.
Yes. I am fully bilingual and can build your site in Spanish, English or both.

Yes. I am based in Guadalupe and a member of the Guadalupe Business Association. My main hubs are Santa Maria and San Luis Obispo, and I work with businesses around them, including Orcutt, Nipomo, Arroyo Grande, Pismo Beach, Atascadero and Lompoc. See where I work.
Local search
Local SEO is built into every site I make: clean page structure, fast load times, business details search engines can read, and pages written for the cities and services you want to be found for. I explain exactly what is included, and what to expect on timing, on one page. Read about local SEO.
